Here's a slightly funny situation. Eldeco has two projects in Sector 80, Gurugram, practically next door to each other. If you look closely at the Terra & Sol aerial render, you can even spot Fairway Reserve in the background.

So which one should you look at? Honestly, it depends less on the brochure and more on how you like to live — and how long you're willing to wait.

Eldeco Terra & Sol: the design-led new launch

Terra & Sol is two towers, G+30, on a 2.7-acre Phase 1 plot, with four homes to a core and 224 homes in all. You can choose a 3 BHK of 2,150 sq ft or a 3.5 BHK of 2,450 sq ft, and there are duplex penthouses of up to 4,350 sq ft on the top floor. The towers have a softened triangular, “Onigiri-inspired” shape, which means every apartment ends up being a corner home.

A few things stand out:

  • 11 ft clear ceilings
  • Balcony decks that run up to about 31 metres
  • Double-height tower lobbies of about 23 ft
  • A two-level clubhouse with a half Olympic-size pool on the podium

It's registered as HARERA Reg. No. 20 of 2026, so it's very early in its life. Prices start at ₹3.10 Cr for the 3 BHK and ₹3.45 Cr for the 3.5 BHK, excluding taxes and other charges. Possession is planned for December 2031 — the widest choice of floors and facings, but also the longest wait for the keys.

Eldeco Fairway Reserve: already taking shape

Fairway Reserve offers 3 and 4 BHK homes with only two apartments per floor. Ground coverage is just 15%, so 85% of the site stays open, and there's a mini-forest of 900+ trees. It's registered as HARERA Reg. No. 107 of 2024, and the developer's construction photos show the towers already rising.

The part we like most for comparison shoppers is that the official floor plans are published. 3 BHK homes have about 1,211–1,212 sq ft of carpet area, 4 BHK homes about 1,604–1,606 sq ft, and the 4 BHK + servant layout 1,965.04 sq ft. You can line those up against other projects properly, which isn't always possible with a fresh launch.

So, which one?

A simple way to think about it:

  • Want a bigger family layout and visible progress? Fairway Reserve, with its 4 BHK options and construction under way.
  • Want a striking design and the earliest entry point? Terra & Sol, with all-corner homes and launch-stage choice.
  • Care most about green space around you? Both look out over the golf course, the NSG campus and the Aravallis, so you're well covered either way.

Location-wise they're the same story. NH-48 is roughly 1.5–2 km away, the Southern Peripheral Road a few kilometres further, and IMT Manesar's job belt is close by.
