“Should I wait for something ready, or get in early?” We hear this every week, and our honest answer is always the same: it depends on you, not on the market.

Here's how we'd think it through.

New launch

You're buying close to the start of the project's life. Eldeco Terra & Sol in Gurugram, Eldeco Camelot in Dwarka and Terra Grande Rishikesh Hills are all recent launches.

The upside: the widest choice. Best floors, best facings, best views, often at the earliest pricing a project will see. Payment plans also tend to be stretched over the build period, which is easier on cash flow.

The trade-off: the longest wait, and you're relying on renders and plans rather than walking through a finished home. That's where the developer's track record and the RERA registration matter most.

Under construction

The structure is going up and you can see real progress. Eldeco Fairway Reserve fits here — the developer's site photos show towers rising — and its official floor plans and sizes are already published.

The upside: less uncertainty than a fresh launch, while you can still pick from a decent range of units. You can visit the site and watch it move.

The trade-off: some of the best units may already be gone, and you're still waiting for possession.

Ready to move

We'll be straight with you: none of the five projects we currently cover is ready to move. If you need keys in the next few months, a new launch isn't your answer, however good it looks.

The upside of ready homes: what you see is what you get, with no construction risk. Under-construction homes attract GST, while ready homes that have their completion certificate generally don't.

The trade-off: usually a higher price, less choice, and full payment much sooner.

Three questions to decide

  • When do you genuinely need to move in? Be honest — this one decides most cases on its own.
  • Is this for living, or partly for investment? Early stages generally suit people with longer horizons.
  • How comfortable are you with waiting? Some people love watching a project come up. Others find it stressful, and that's completely fine.
